Through a collaboration of Housing Vermont and the Rockingham Area Land Trust, the Exner Block renovation became a realized success. Renovating any existing structure has its difficulties, however trying to do so within budgetary constraints while maintaining architectural style and integrity can provide challenges to all the designers. The building has a hydronic heating system with two oil-fired cast iron boilers. Apartments have fin tube radiation, while storefronts use cabinet unit heaters. Store fronts are air conditioned using ductless split system units. This project demonstrates how Kohler and Lewis can use a cost effective mechanical design while not forfeiting comfort. In a brief time, this structure that went unused for 5 decades became a critical force in the revitalization efforts of Bellows Falls, Vermont.
